Portland, Oregon Real Estate Market Forces customers to be creative
The real estate market in Portland, OR is forcing potential buyers to think creative.
Many districts, especially in some of the most desirable of Portland: Alameda, Mount Taber, Hawthorne, Rose City Park and Multnomah-are expensive and areas.
Buyers who are ready to buy a house but can not afford the high prices of these neighborhoods are looking for smaller homes as alternatives.
Homes with three bedrooms or less are significantly less expensive than a house with three or four bedrooms. This is common sense. But the interesting thing is when a house has existing space, which could in future be converted into another bedroom or bathroom.
Such was the case in which a young couple from Oregon tried for their first home. They had been renting for years, had saved money, and they knew where they wanted to live. But they could not afford the deposit on a house that had more two bedrooms. The Oregonian published an interesting article about the function of torque.
As late summer, the Former baseball player Date per Kutz and his wife, Katie, a nurse, were not in the market to buy a house. Kutz was the transition to a career in law enforcement, while his wife was preparing to move from nursing school.
"We had talked about an investment, a house we knew we appreciate it if you put a little 'work in it," said Kutz, the former University of Portland baseball pitcher who had played for the Great Lakes Grebes, a class of a subsidiary of the Los Angeles Dodgers. "Initially we decided to buy something bigger – three bedrooms, two bathrooms. We had some savings, but with the market doing what it has done and the money we had, we were forced to look at smaller houses. "
Their attitude can be wound up working in their favor. They found a two-room house with a space that could be used for bedroom anthers in the future.
Finally, Alicia M Realty brokers Selliken found them a prospect: a two-bedroom, 1910-vintage "Sears bungalow," assembled by mail-order parts, northeast 66th Avenue. Kutz loved the Rose City Park neighborhood, the unique character of the house and that had a cellar unfinished. Eventually, the couple offered $ 213,000: $ 40,000 below the estimated price. The offer was accepted, and have already developed plans to add One bedroom, bathroom and laundry in the basement.
It seems that this is becoming a trend. Three bedroom houses are more expensive and there are more than their market. Six times more than three rooms have been recently sold on the LRM system in the early part of 2008. The houses tend to remain on the market longer, too. two-bedroom homes spent an average of 54 days on the market, while three-bedroom homes stayed for 71 days.
